Repairs and tune-ups at flat-rate prices

You know the price before we pick up a tool. The $89 diagnostic visit is credited to the repair if you go ahead the same day, and most repairs are finished on the first visit with parts from the van.

Good for this winter. The inducer motor hums for a few seconds at start-up. We'll listen to it again at the spring visit.

What a tune-up includes

A tune-up is a list of measurements we write down, from the gas pressure to the temperature split, and leave with you.

Furnace tune-up$139

  • Combustion test with an analyzer, CO in the flue and in the house
  • Gas pressure checked against the high-altitude setting
  • Burners, igniter and flame sensor cleaned and tested
  • Heat exchanger inspected with a camera
  • Temperature rise measured against the rating plate
  • Condensate trap and drain flushed on high-efficiency furnaces
  • Vent pipes and caps checked outside
  • Standard 1-inch filter replaced

AC or heat pump tune-up$139, heat pumps $169

  • Refrigerant charge checked by superheat and subcooling
  • Capacitors tested against their rating
  • Outdoor coil washed, hail-bent fins combed
  • Temperature split across the indoor coil measured
  • Condensate drain flushed
  • Electrical connections tightened
  • Heat pumps: defrost cycle and backup heat tested

Boiler or swamp cooler$145 to $189

  • Boilers: combustion test, every radiator bled, expansion tank checked
  • Swamp cooler start-up: pads, pump, float and belt, water line turned on
  • Swamp cooler shutdown: water line drained, pan dried, unit covered

Tune-ups are included in every maintenance plan

Repair or replace?

Multiply the age of the system by the price of the repair. Over $5,000, it's time to compare with a replacement. Under that, a repair usually wins.

A 6-year-old furnace with a $700 inducer motor scores 4,200. Repair it. A 19-year-old air conditioner with a $2,100 coil scores 39,900. Get both prices. We put both on paper when you're close to the line.
